Pre-Construction vs Resale “What’s the best Investment”

One of the biggest dilemmas in today’s Real Estate market is whether I should buy a pre-construction or a Resale? This question is more relevant to investors rather than end-users. As of end-users, it’s a very clear and defined requirement but when you are an investor than the flexibility is more as the decision is based on the return on investment not based on the personal requirements of the property.

There is a famous saying “One shoe doesn’t fit all “, the same way it works in the Real Estate. It all depends upon the individual as every person has a different situation and his way of functioning is different. Pre-construction or Resale for an investor is a big debatable topic and both have its pros and cons. We need to do a deep dive into investor’s portfolio, his appetite of risk, availability of funds, retaining power, and long term & short term goal of investments.

As per the latest reports, Toronto’s new condos market soared at a rate of 33% and the resale housing market all across GTA has gone up by 15.4% as far as sales are concerned. At this point, there are limited options for the buyers or investors as the inventory levels are really low which is keeping the pace of the market in an upward direction.

Now let’s take our attention to the real topic, Pre-construction vs. Resale. Based on my experience of selling thousands of pre-construction and resale homes and condos, I will share my advice with you. If you feel more inclined towards pre-construction then buying a high rise or condos is a good idea but you have to be a little thoughtful about the location and market dynamics in the area in which you are buying. When it comes to resale, it’s always a good option to buy a small house for an investment purpose. Both Resale and Pre-construction has its pros and cons.

RESALE

Advantages:

1. you immediately get the possession within a few weeks.

2. You can start making rental income immediately.

3. You can physically see the house.

4. You are not worried about the cancellation of the project as you get your ownership faster

5. It’s easy to resell as there are not many restrictions.

6. You can always get a double dwelling unit in resale for extra rental income.

7. You can get the refinance after some time and can utilize the money for further investment

Disadvantages:

1. Your mortgage payments start immediately after the closing

2. You have to take the trouble to manage tenant

3. House might need some repair and maintenance

4. All the down payment goes almost one time

5. No leverage of time and money.

PRE CONSTRUCTION

Advantages:

1. Leverage of time and money.

2. The down payment goes in parts.

3. No mortgage required immediately.

4. Opportunity to sell on assignment.

5. You get possession after a few years and by the time your property is appreciating.

6. No hassles of tenants until possession of the property.

7. No maintenance required until possession and least maintenance after possession as it’s new.

Disadvantages

1. You are buying the property on papers only.

2. Fear of cancellation of the project as it’s a long gap between purchase and closing.

3. The mortgage rate might change by the time when you get possession.

4. No rental income until possession.

5. over the competition at the time of possession as many units come together in the market.

6. Many things depend on the builder in purchase so you have less control over the situation.

7. Market conditions might change.

8. Permit and other regulatory requirements for the builder.

I can very well understand that it’s not an easy decision even for a seasoned investor to identify the right investment among so many available, that’s why I strongly recommend taking expert advice on the matter. Either it’s pre-construction or resale, it’s a very big decision and you want to make sure to do it right.

Actions and Blessings

I have been asked much time by my colleagues, other Realtors, friends, media and so many other people, what’s the secret of your success? We all believe that actions make you successful but I am a firm believer that there is something more powerful than actions and actually it drives your action as well so many times and that’s called blessings. I always give credit to my success to all the blessings which have been showered on me during my lifetime. After all, I am a human being and I have made so many mistakes but some of them were excused by my good wishers and some were minor which were ignored. What keeps you moving in life is the blessings that you collect by doing anything and everything with your pure heart. Even if you are helping someone, don’t help with some vested interest and that helps become the blessing of life.

I remember I might have made thousands of stupid calls or irrational decisions in my life but something somehow saved me from all the irrationalities of life. I always feel I got more than what I deserve in my life. There are thousands of others who are smarter than me and doing much more hard work than me. The only difference I could see is maybe I have a little more blessing than anyone else. I would always encourage everyone to keep counting their blessings and even try to collect countless blessings; you will observe in your life that blessings saved from the biggest havoc.

Now comes the simple but most important question on how to collect blessings. I have made some of my concepts of life and try to follow them. Just see if it works for you as well.

1. First and foremost, the whole cosmos belongs to me and I belong to the whole cosmos. Everything is my accountability and responsibility. If you will think like this, any work will never be a burden on you.

2. Listen to your instinct. It can’t guide you wrong. Even if for the time being you will feel something wrong has happened, it will automatically guide you to make it right.

3. Be genuine even if you have done a blunder. People feel genuine.

4. Believe in just doing. Forget about right and wrong. Just do it with your inner conscience. If right happens, great. If wrong happens, wonderful. You will realize, later on, the wrong was actually right.

5. Help people with genuine intentions. Don’t expect anything in return. You will be automatically taken care of by someone else.

6. Love money but not more than people. You can earn money easily but earning people is very hard.

7. Accept someone the way they are. Don’t expect perfect human beings, love imperfection that will give you peace of mind.

8. Kids are like God. Do whatever best you can do for them.

9. Love what you do and enjoy it to the fullest.

10. Fear kills you, kill the fear with your power.

This is my latest finding and I loved it the most. Meditate … Meditate … Meditate…

Every House Has a Hero: Let’s Salute Them

A hero is a person who has the outstanding ability to stand for a cause and fight the odds to help others. The cause could be fighting for the survival of the family, taking responsibility for financial burden, working to ensure that his/her job is done properly even in the time of difficulty or someone who stands in line for the duty in his/her respective field.

This story is inspired by a hero who is fighting the battle because one is survival for the family and the other one is making sure her duty is done properly amid this Pandemic. Yesterday I got a call from one of my colleague Ash Who has a family to take care of but is stuck in the house to ensure self-isolation. His wife works at Home Depot and she has a schedule there during this challenge. Though the whole family was forcing her not to go on the job and take days off as they have an option to go on EI or take emergency benefit from the government.

But this hero of ours decided to go for the job with an explanation to the family. She said what if everyone working there thinks the same way then there will be no one to take care of the people over there who are rushing to buy some daily use stuff. Also, there will be a lot of crowd in case many people decide not to come on the job and that might further spread the virus. For her the objective could be to survive the family in this tough period or make sure she joins her line of duty in spite of the risk from being infected, she needs a salute when she reaches home and that’s what the family did. When she came back, everyone was standing at the door to salute her for her dedication towards the family and society.

Do you have a hero at your home who goes out every day to make sure you could live a good life or someone who is out today during this worldwide pandemic? Please make sure to salute that hero at home who is fighting for your everyday needs. If you are that hero salute yourself as one needs to appreciate himself first.

My salute to all those household heroes and respect from the bottom of my heart.

Positive News: Virus not impacting much on 92% people even after infection

24.14 % of people Recovered, 67.70 % Mild Symptoms, 3.64% Severe Cases, 4.52% of Deaths

These are the stats for Corona Virus. If media puts the headlines that Coronavirus is not impacting much on 92% people, I think the whole fear of the disease will be gone. Don’t you feel this all seems to be media created problem and has been hiked on to a level where it seems like a very big deal?

I absolutely understand the other side of the story that we need to be careful about the spread of the virus, as it might make much more impact in the future but does that mean we should create an unnecessary scare in the public by just putting the negative no as the headlines. Don’t you think the time has come when we have to be more creative that how we can pass the message and ensure that we don’t create panic? Aren’t we creating 2 problems now out of one, COVID 19 is already there as a problem and by creating panic, we are killing the economy. Is there any other way governments could have handled the situations differently. Personally, I am in favor of physical distancing but I am just trying to do a thought-provoking process and see if there could be a better way to handle these kinds of problems in future where we at least don’t create unnecessary scare among the public and can stop the spread.

I think it would be a great idea for the future that we start educating our next generations about their behavior whenever there is a biological attack like this.

1. There should be mock drills in schools and offices so that people could well understand their responsibilities during this time.

 2. We have to make masks, gloves, and sanitizer as part of the emergency kits at home so that there is enough stock in the country.

 3. The medical staff should have special training to handle virus attacks and there should be emergency equipment assigned for these problems.

 4. There could be a self-quarantine training like CPR training where we can create much bigger task forces in each street and neighborhood.

 5. There should be a volunteer task force that is trained from time to time to manage any problem at the basic level so that there is not much pressure on the health system.

 6. Each region might have some super specialty hospital which can keep the other patients separate and infected separately.

 7. There should a special emergency fund to handle this kind of situation.

 8. Action should be taken at the first ring of the problem rather than waiting for others to respond.

 9. There should be a policy and procedures for each city to have a mass disinfection plan.

 10. A special committee that keeps evaluating the situation after 6 months to 1 year.

In my opinion, these precautionary measures can reduce the risk in the future for these kinds of problems and will ensure that we don’t have 2 problems.

How Many Lives Corona Has Saved

You watch any news channel, pick up any newspaper, internet, social media or any other mode of communication, everywhere, everybody is talking only one thing, how many people died from Corona Virus. It seems like every single death happening in the world is because of Corona only. Don’t you realize that all of a sudden people stopped dying from any other ailment or accident or plane crash or mass shooting or any terroristic activity (except the one from Afghanistan)? Now, what does that mean actually? Let’s run our brain and realize that all other problems have been disappeared from the world all of sudden and only one problem is dominating the world which is responsible for the majority of deaths.

It’s giving me another thought to analyze the data that how many people have been saved from accidents, mass shootings, other ailments, pollution, heart attack, diabetes and many other factors like that. Corona started spreading somewhere in Nov 2019 in Wuhan and from then it took almost 84000 lives all across the world. It’s almost 5 months and on an average 560 people died each day. I did a little research and found out that there are a total of 150000 people die every day in the world. Another Interesting stats which I find there are more than 3700 people who lose their lives daily in road accidents and many other who gets nonfatal injuries and long term disabilities. In other worlds because of Corona, there is no traffic on the rods and many lives are being saved from road accidents. Similarly, many lives are being saved from day to day crimes as all the criminals are also enjoying the self-quarantine. There might be many people who died from Corona as per the medical reports who have another ailment as well or might be age was another big factor.

Friends, Don’t you think we are seeing what media or someone else wants us to see? Let’s think and open our brains and analyze where we are leading to. We have become slaves in this world and can be driven in any direction just by throwing some news on us. My objective is not to give a message that we should not take precautions from COVID 19. My message is that we have to be more analytical and more thoughtful for the future and try to use our brains to think where we should lead ourselves. I am assuming that there is no conspiracy in COVID 19 and it’s a genuine natural calamity but what if there is some conspiracy and it will prove that the whole world can be made blind just with a small virus including all the so-called world powers and world leaders. But I don’t think it’s their fault, it’s our fault, as we have allowed them to block our minds and close our eyes. Let’s not live a life that anyone can drive for us, we have to have full control over our life and plan to live a conscious life.

Real Estate Myths 50/50 Split

Today’s article is especially for those Realtors® who have some misunderstandings about 50/50 split model in Real Estate industry. In reality it’s not a 50/50 split, it’s an expense sharing system which is a win-win situation for Realtors® who work in a team model.

First let’s talk about why we should join a team model rather than being an independent Realtor. The simple logic, which is proven by stats as well, is that as an Independent Realtor the success rate in the Real Estate industry is only 10% where as the success rate of Realtors® is 90% in team models.

Now comes the question of justification of 50/50 split. To understand this better we have to analyze the expenses of independent Realtors®.

Let’s take an example of a Realtor who is making approx $200,000 GCI and doing 20 transactions (10 Listings and 10 Buying’s) in a year. The same formula will apply for more or less income.

Brokerage Split (Based on average 10%) = $20,000

Fixed Yearly Fees & other expenses of Brokerage (@ Monthly Fees $300 + Room/Desk & Misc Expenses) = $5,000

Sign Installations, VT, Lock Box and Misc Listing Expenses (10 Listings) = $3,000

Staging Expenses (10 Listings, Avg. staging cost $2,000) = $20,000

Ad Expenses for Listing and Buying (Flyers, Newspapers, Radio, Magazines, etc. Industry Standard 20% of sales) = $40,000

Mentorship Expenses (Based on your work with a senior agent in your office who will charge 25% for his/her services) = $50,000

Misc Expenses (Client Reimbursements etc) = $5,000

Total Expenses for $200,000 GCI = $143,000

Net in Hand = $57,000

Effective Net % Split: 28.5% / 71.5%

Now Realtors® will come with their own logic and will say that they don’t pay 10% split to their Brokerage. That’s fine but that’s what you get there. At the name of support there is nothing. Just think how many times you have visited your Brokerage or sat down with your Broker of Record, Team Leader or Mentor to plan your career. I am sure your answer is none. You get what you choose.

Another logic, “I don’t go to office and don’t have a room expense and monthly fees”. Just imagine how productive you can be if you are in a working atmosphere on a daily basis. Don’t you think your production can be manifold if you just have a right working atmosphere?

Another logic, “I don’t work with sellers or even if I do Listings, no staging is required”. It means you don’t understand the value of services to your clients and avoid enhancement of services to save expenses. You will be out of the market soon as someone else will provide better service and take over your business. You have to list to last. Most of the buying Realtors® start declining in their performance within 5 yrs.

Another logic, “I don’t spend money on ads to generate my business and work only on referrals”. I am sure you might not even realize that even for referrals you have to spend money and also for how long you will run your business on referrals. Ads are must to sustain long term in business. I have seen many Realtors® vanishing from market because of their wrong concept of business. If you have a theory of saving money to make money, you can just save 10% of your total income where spending money on business is an investment and you have unlimited potential of making money.

Another logic, “I never used a mentor so why should I consider 25% expense for mentorship”. I wish, whoever thinks like this, should have tried working with a right mentor and your GCI would not be on a level of $200,000. You would have crossed $400,000 mark by today or would have been a Team Leader or Mentor. You might have been progressing on a career path of growth to become an entrepreneur rather than just being a Realtor® for your whole life and out of the vicious cycle of yourself dependent business. Did you ever realize that your business as a Realtor® is totally dependent upon you? If you are out, your business is done. That’s the beauty of working in a system that is not dependent upon one individual. Once you build the system, it will keep working for you irrespective of your presence in the system, and that’s what we do at Save Max. Just imagine if you do additional 5 deals in a year with your mentor support or the leads which you will be getting in a Team system, you are automatically beneficial and will generate more than an additional $50,000 GCI.

Above all your are not worried about your expenses and initial investment of ads, staging’s, signage’s and so on. Also, there is always economies of scale in the expenses as you are playing in volumes and always negotiate the deals with your vendors to best utilize your dollars and use the extra money to further enhance your business.

Now choice is yours – you can either keep consoling yourself by giving logic’s to yourself and keep working on a traditional system of Brokerage to wait to go out of the market in few years, or come out of your comfort zone to explore something which is unique, novel and be up to date to build a system for you to stay long in the market.

“Stop helping others”

There is a famous saying in India that when someone goes to Canada, their blood turns white. I am sure you might have heard or experienced it many times or maybe we are one of those about whom someone else is saying this thing. Why does that happen and who does that. When we come to this country as a new immigrant, then we are well connected to our friends and family back home. Slowly slowly we start getting busy in our lives here and because of the sincere working culture here we get busy in our daily routine and get less time for friends and family back home. Also sometimes the expectations are more from us as we have become Canadian so we relatives and friends think that we have all the power to do everything which is far from reality. Also, there is another factor that the more you get older in this county, the complexity of life kept increasing and even many times we are willing to help but our own circumstances don’t allow us to do so.

Another major reason what I see that many times you helped others but didn’t get a good response from their side so that makes you feel that you shouldn’t help others. I always fight with myself for that and say to myself, why should I change myself just because I have some expectations from others and they didn’t fulfill those expectations. I have also been backstabbed, I have also been cheated, I have also been fooled but just because that happened, should I change myself. I don’t think that is a wise call. I always give myself the logic of not changing myself as a helping hand to others that this may be the reason why I am, where I am.

If you are successful in your life, make sure to help others to be successful that will multiply your success manifolds. Don’t ever stop doing what brought you here at this level in your life. That’s the reason why so many people get stuck after reaching a level as they stop doing what helped them to achieve that level.

“Jack of All; Master of None, Realtors®”

I am sure we all are familiar with this quality which majority of people possess especially here in Canada. Many times you come across those individuals who come and tell you, I DO REAL ESTATE, MORTGAGES, INSURANCE, RRSP, RESP, HOME INSPECTION and everything. By the time that person tells you what he does, you actually forget about his actual profession.

Imagine you have a heart problem and your doctor is General Practitioner. Will you ever take a chance to get your heart operated from him? When someone tries to do everything, you become average of everything; you can’t have a mastery of one. This is one of the harsh truth especially in Real Estate, people don’t realize that if you try to do everything, you will not achieve mastery in none. That is very important at the start of your career. Once you achieve success and establish it a big business, you can think of diversification but that too in related field. This will help you to get better success in life. It’s always good to become master of one trade rather than becoming average of 10.

If you know the card game then you know what the value of Jack which fits everywhere is but Ace is always the most favorite. Jack can make you a game win but Ace will make you a champion. Similar applies in the life, if you are trying to do everything then you can make a decent living but you can’t excel in one field. Especially Real Estate is such a vast field that you have to be fully dedicated on your profession rather than dividing your time into 10 things and not achieving success in any of them .

It looks very odd to the clients as well if you are doing everything as it will make them confuse and make them think about what is your real profession. Above all you will get only those people as clients who don’t understand the value of expertise and they will never pay you top dollars for your skills. Have you ever seen an average player, actor or doctor to earn top dollars for their service? Success is all about strengthen yourself in the field which you are best to do rather than becoming an average of everything what you are supposed to do. Once you identify your strength of something, keep building up yourself on that will expedite your journey of success.

If you will try to achieve success by becoming an average of many trades than your success will be average only. Let me talk about Real Estate which majority of people adopt as a profession as a last choice or come with an intent to make little extra money as part timers. I have seen many people taking license just for the sake of saving money for their own deal. In my words you are actually abusing a wonderful profession. Have you ever experienced in your life that you are abusing something and it will be fruitful for you. Just do a small experiment in your house with a fruit tree or any flower plant. Every day morning go and stand in front of the plant and start abusing him, even if you are watering and fertilizing it but it still won’t give you the fruits or flower which you are expecting as you are abusing the plant. This is the simple rule of nature.

I would love to see people adopting Real Estate as first option, not the last resource of making some Extra money. Not everyone who passed the license has all the knowledge of the profession. Look for a learner who wants to learn everyday and make him better constantly by learning.

I am sure from today on wards you will try to have a laser focus on your street rather than making your hands dirty in everything. Even my humble requests to clients to understand it as you are not doing good to yourself. Look for someone without has adopted Real Estate as a profession rather than someone who is abusing it as a part time impression. Neither he/she will be able to justify to himself/herself, nor will that person be able to protect your interest.

“Success: A Fear”​

Did you ever think about why people don’t get success in their life? One of the prime reasons is that we are afraid of success. Just imagine yourself and think about it the level of success you want to achieve. Once you have determined then review the actions you have to take, to achieve that level of success. Once you will think about the whole process of success including the steps and actions, you will realize how fearful you are to do everything. Why don’t we realize that fear on a day to day basis? The reason for that is we are experiencing that fear from Our childhood and now don’t even realize but our subconscious mind is experiencing it and stopping us to be successful.

I will give you a live example of my field Real Estate, An average Realtor is afraid of doing a deal as he doesn’t want to go through the headache (people think it’s a headache) of talking to clients, showing them the property, helping them for their mortgage and recommending them to other professionals. No one wants to take the challenge of work but everyone wants to be successful and millionaire. Nothing in this world comes without a cost and that cost can be either your time, money, hard work, or compromising with many other situations. Once we overcome the fear of being successful and willing to take the challenges of success, no power in the world can stop us from being successful.

Now you might be thinking about what we should do to overcome that fear. The only thing you have to do it, fight with yourself and your fear. You have to keep telling yourself that you can do it. Every-time you fail, get up with more strength, and tell yourself that I will find a new way to achieve my target. It is as simple as doing anything which you are doing from your childhood like walking, talking, listening, breathing, and many other things which you don’t even realize you are doing successfully. Once you start fighting with yourself, with the time your brain will be trained and you won’t even realize that you have no fear of success.

Let’s promise to ourselves that we will fight with every fear of what we have in our minds and make the world a better place with our success in life.

“First Six Months of a Realtor Life”

In my career I have mentored more than 200 successful Realtors® , and majority of them either started or restarted their career with me. The one who started was the One’s who were looking for right direction and the ones who restarted was taking their last chance before deciding to leave Real Estate career as they had tried at every place but couldn’t be successful. We have successful designed a career path and almost 100% are making a six minimum six figure earning and few reached at 7 figure as well .I am sharing the first six months journey of a Realtor’s® life based on my experience and we will use John as a fictitious character in our story.

John was fascinated to see his Realtors® friends who were driving luxury cars and living a good life. He knew a lot of people around and bought and sold house few times. Every time he paid some handsome commissions to his Realtor® friends. He was thinking of saving that money and also wanted to make some extra money. He was doing a decent job simultaneously which was helping to run his family and house. He decided to take Real Estate license and wanted to make some extra money with his job and later join the profession full time. John started working to get his Real Estate license. During the period, he kept planning his Real Estate career but always has a fear in his mind that he can’t talk to too many people otherwise his boss at job or any other colleague will come to know about his Real Estate profession and he might have a trouble at job. But he was making a list of potential buyers and sellers in his friends circle and acquaintances about whom he was sure to get the business.

Finally the day had come when John got his license. Very excited he started taking interview of the brokerages (as he was taught in the class to interview the brokerages …. I will write a separate article on this) and decided to join the one which had 100’s and 1000’s of agents as he was getting a good split there as well. He was assured of a so called high class training to make him a top Realtors®. John never thought that same Brokerage had more than 95% Realtors® who are not doing even decent no of transactions under the same training.

Now John was waiting for his friends and family to call him to buy or sell the house. Finally the day come when one of his very close friends called him to give him the good news and invited him for his house warming ceremony. John was shocked as he was expecting this friend to buy the house through him. John asked him, Why you didn’t buy the house through me. The friend simply said, John you never told me you are a Realtor® as well and as far as I know you are doing a job. Suddenly John realized that he was a secret agent as he really never told his friend. John started sharing with his other friends and got the second surprise of his life when his cousin brother bought a house from other Realtor® and gave John the excuse of fear of not losing the relationship and that’s why he avoided the Real Estate transaction with John. Though it was an excuse as the cousin brother was not confident that John can justify the job. John was very disappointed and was losing his motivation to make Real Estate as his career. He spoke to his Broker of Record and senior colleagues at his office who also discouraged him either by not showing the right path or by making fun of the profession. John was trifling with a biggest problem that every morning he didn’t know what to do sitting at home as his brokerage told him that he doesn’t need to come to office. He was wasting his time by doing house hold chores and was totally directionless. John tried his best but as he doesn’t have proper guidance and so called training in his office was not enough to train him to fight with the fierce competition; John decided to go back in his job.

My question to you is why you think John was not successful. Was he not talented? Was he not hard working?

No that was not the case, John missed one the most important thing and that was a right platform to perform. A right brokerage who can guide him in the right direction and can equip him with all the right tools and mentor-ship support. Initial first 6 months are very crucial and it either makes or break your career.

Please ask yourself following questions….

1. Do you have no clue in the morning as what to do?

2. Your brokerage doesn’t encourage you to come to office?

3. Is there any full time mentor available for you at the office who accompanies you for listing and buying for first six months at least?

4. You meet your broker of Record occasionally say once in a month or even more.

5. You Broker of Record never spoke to you to elevate to next level.

6. You don’t feel like going to office or so called training session.

7. Your friend who is working in Save Max is busy doing Real Estate and progressing.

I am sure these answers will help you to think twice and will at least make an attempt to come and see what is happening in your surroundings.
